Project Manager of the story highrise hospitality beach resort/
Hotel on the Gulf of Mexico. This resort included the delivery of
units, which were a combination of Studio, , , and bedroom luxury
units and Penthouse Apartments. Midway thru the delivery of this
Hospitality resort, I was recommended by the owner to be promoted to
Project Manager, working with the architectural firm, engineering firms
and all contractors in order to manage and take full responsibility
in fasttracking and coordinating the redesign, renegotiating and managing
of all contracts and delivery of all retail shopping suites, a luxury
restaurant, and Meeting / Banquet Facilities. In addition, I renegotiated
with architects, interior designers and clients pertaining to the custom
interior fitouts of all Penthouse Apartments which had sold. Additional
amenities which include poolside dining facility, beachside food and
beverage service, heated pool, heated children’s pool, hot tubs, sauna,

FSLIC, which included the development of raw land in and around the
existing Golf Course of Shalimar Pointe Golf and Country Club which
sits on beautiful Choctohatchee Bay and opens up to the Gulf of Mexico,
Overseeing Multiple Projects from Concept to Completion, including providing
financial feasibility studies and P & L’s in order to obtain financing
of the projects. Only approximately % of the existing land on
the outskirts of the course had been developed. The land and golf
course had been owned since the ’s by one of the founding families
of Shalimar, Florida and development of the land in and around the golf
course, along with the adjacent Bay Front land was not a top priority
of the family. After selling the land to a group of investors at the
beginning of the US savings and loan crisis, the golf course and land
was still a gem waiting for infrastructure, Hospitality and Luxury Residential
Development. After performing due diligence and negotiation
of the land acquisition, as the majority shareholder , I negotiated
the formation of a new Architectural Control Board in order to update
and modernize the existing site plan with new infrastructure, landscape
design and Hospitality mixed use luxury resort golf course and
waterfront developments, while simultaneously performing negotiations
with local, state and government agencies and deal structuring
for major mixeduse resort Golf Course and Country Club, which includes
the development and Construction of Luxury Golf Course Residential
Homes, Townhomes and Waterfront Estates. With a Gated Entrance, Clubhouse,
restaurant, Olympic size pool, Golf Pro Shop, Tennis Courts, walking
trails, including Pro Golf and Tennis Instructors in this Beautiful
Resort, Shalimar Point Golf and Country Club is one of the Premier Developments
and Hospitality Resorts in North West Florida today.

land acquisition and resort beachfront development included the last
three phases of the Enclave Condominiums on Scenic in Destin, Florida.
Provided all financial feasibility reports and P & L’s in order
to obtain financing of the acquisition, infrastructure and delivery
of this project. This Mediterranean Beach Front Subdivision included
the development of Luxury Estates was conceptualized from the old
beach communities in Palm Beach, Florida with stucco exteriors and clay
tile roofs. I oversaw the project the full life cycle from conception
to completion. Coordination of government authorities for this Gulf
Front Development included local building department, Planning and Zoning,
DNR, DER, and DOT. Amenities included a Community Swimming Pool heated
in winter, Clubhouse, Tennis Courts, and Sand Volleyball. All luxury
resort units were designed for maximum Architectural design and views
of the Emerald Coast Beaches of the Gulf of Mexico. Terra Cotta Terrace
is presently one of the most sought after vacation resort rental developments
on the Gulf of Mexico.
